第一篇文章为大家讲讲伦敦的房产。昨天我们有幸被Jully姐邀请参加了一个BuySmart的分享会,了解了一下英国的房产,灰常热闹,先上几张照片:





英国的房产,特别是伦敦的房产一直都是有钱人争相购买的商品。2015年,国民老公的爸爸花了8000万英镑,约7.7亿人民币在肯辛顿宫花园买了一套房子,交的印花税也创下了英国的历史记录新高……我们先来看看这栋房子:



据说王叔叔还要花上几千万装修一下,也是醉醉的。其实里面已经很美了……





我最好奇的是王思聪会给可可哪个房子住?又到了生不如狗的自省时间。

London’s Real Estate Investors Are Looking to the East…
东伦敦要发达了

London is one of the world’s most global property markets. Between 2008 and 2015 foreign investors bought over £100bn worth of London property. London’s popularity with foreign buyers, most recently the Chinese and those from other Asian countries, is due to a few different factors. The UK has a very stable political and legal system, London is one of the world's leading financial centres, London is placed between the Americas and the Eurasian continent meaning that it occupies a key strategic position on the map.

伦敦是房地产环球交易最频繁的市场之一。在2008年到2014年期间,境外投资者一共在伦敦地产上投资了一千亿英镑。英国有一套非常稳定的政治和法律系统;伦敦是世界金融中心之一;伦敦是链接美洲和欧亚大陆的纽带;这三点主要因素让伦敦地产在亚洲人,尤其是中国人眼中火得不得了!

Why are investors looking to the East of London 为啥要看东伦敦

London’s central, southern and western regions are amongst the most expensive in the city. Traditionally investors from Europe (especially France) have favoured investing in South Kensington (the area which surrounds Imperial College London). Middle Eastern investorsprefer Knightsbridge and the Russian oligarchs have a preference for Mayfair and Belgravia (these are the most expensive areas). English professionals who work in London mostly live in south west London in areas such as Chelsea, Fulham, Battersea, Clapham etc. However, all of this demand in central and west London has pushed property prices very high. As a result, people are looking to the east of the city in areas such as Canary Wharf and Greenwich for better value. For Chinese investors east London is likely to be the most appealing because the valuations are more reasonable and therefore present the most robust growth opportunities.

伦敦的中心区、南区和西区贵得不得了。欧洲人,特别是法国人特别喜欢在南肯辛顿投资买方子(大家常说的帝国理工所在的富人区就是南肯辛顿)。中东的土豪们都喜欢在骑士桥那里投资(哈罗德商场所在地),俄罗斯的寡头们则比较偏爱梅菲尔、贝尔格莱维亚(也是伦敦最贵的两个片区)投资买房。英国本地的有钱人则会选择伦敦西南片区比如切尔西,富勒姆,巴特西和克拉铂母。这些需求把伦敦中西部的房子价格推得像坐上了火箭一样,所以越来越多的人把目光看向了伦敦东部如金丝雀码头和格林威治。对于中国投资者来讲,投资东部不失为一个很好的选择,因为有很大的升值空间。

What do I think about the London reale state market 马克菠萝时刻

Firstly, I think London is a fantastic city to live, work and study! Many world leading multinational companies are headquartered here such as BP, Shell, HSBC, GSK and Unilever to name a few. London also has 5 universities in the top 100 globally which is more than any other city in the world (next highest is Boston with 3 in the top 100). London’s central location on the world map also means it is one of the few places where you can trade/do business with almost everyone in the world in a single day. For example, in the morning businesses can access Asian markets and in the afternoon the American & South American markets open.

首先我觉得伦敦是一个对于生活、工作和学习都炒鸡棒的城市!众多跨国公司都把伦敦作为了他们的全球总部,比如英国石油,壳牌,汇丰,葛兰素史克和联合利华。在全世界排名前100的大学里,伦敦就有5所大学,比其他任何城市都要多(排在第二名的是波士顿,拥有3所)。位于世界中心的伦敦也意味着在这里,你可以在同一天与全世界所有人进行交易:早晨和亚洲市场,下午和美洲市场。

London is clearly has a number of compelling reasons to justify high real estate values, however, I do have some concerns that real estate prices are too high. Bear with me here on some technical analysis! Real estate prices are actually pretty simple; they are a function of income and leverage. Or in other words property prices are related to how much a person earns in salary + how much they are able to borrow from a bank to buy the property. At the moment London’s median property value is 12*higher than the median annual salary. Essentially this means people are not buying properties with cash but rather with debt. When interest rates start to rise the interest payments on the debt could put a strain on individual’s and family’s finances.

伦敦的确有它贵的理由。但是我也觉得这房价也是高的太不像话。下面要说一些比较无聊的技术性分析。影响房产价格的因素其实很简单,就是收入和资金杠杆。简单来讲,就是一个人可以挣多少钱和他可以去银行借多少钱。当前伦敦的房价中位数是年薪中位数的12倍,这就意味着大家买房的钱并不是自己的收入,而是银行的借贷。而如果利息一旦开始升高,还贷和还债的压力势必会为家庭和个人造成经济上的困难。

Recently there have been government reforms attempting to cool the property market before a bubble is allowed to grow. One such change is the rise in “Stamp Duty” that is the tax paid by the buyer when purchasing a property in the UK (calculate your stamp duty charge via thelink*). The government intervention has indeed slowed real estate growth this year, however prices remain strong, at least for the time being!

最近政府出台了一些列的政策旨在房地产市场泡沫破灭前为其降温。其中一项政策就是印花税的制定。当你在英国购买房产时,就要支付这一费用(可以通过这里计算印花税:http://www.knightfrank.co.uk/stamp-duty-calculator)。虽然一系列新举措推出后房产走势平缓了很多,但价格还是很高啊!
